1. Setting Up Your Portfolio

- Add a Property
- Navigate to Properties > Add New Property.
- Example Data: Title: "Al Mouj Waterfront Apartment", Type: "Apartment", Address: "Street 6, The Wave, Muscat", Rent Price: 650 OMR.
- Click Save.
- Add Units (for Multi-unit Buildings)
- If you created a building (e.g., "Ruwi Commercial Complex"), go to the property details.
- Click Add Unit.
- Example Data: Unit Number: "Office 204", Floor: "2nd Floor", Rent: 300 OMR.
- Click Save.
2. Managing Tenants & Leases (Rent Collection)
The Problem: Tracking post-dated cheques and monthly transfers manually.
The Solution: Automated lease tracking and invoicing.
Step-by-Step:
- Add a Tenant
- Go to CRM > Add Client.
- Example Data: Name: "Ahmed Al Balushi", Type: "Tenant", Email: "ahmed.balushi@example.com", Phone: "+968 9123 4567".
- Click Save.
- Create a Lease Agreement
- Go to Leases > Create Lease.
- Property: Select "Al Mouj Waterfront Apartment".

- Click Create Lease.
- Collect Rent
- Navigate to Rent Collection.

- The invoice is marked as Paid, and your revenue updates instantly.

- Log a Request
- Go to Maintenance > New Request.

- Tenant Documents
- Go to CRM, select "Ahmed Al Balushi".
- In the Documents section, click Upload.

- Upload the Mulkiya (Title Deed) or Krookie (Plot Plan) for safe keeping.

- Generate QR Code
- Go to Settings > My Page.
- You will see a QR code generated for your public listing page.
- Action: Print this QR code and place it on your "To Let" signs or office window.

- View Dashboard
- Go to Analytics.
- Occupancy Rate: See what percentage of your portfolio is rented.
